Before we commence our property finding service we spend time to ensure we fully understand your search priorities. Once we have your instructions we will register your requirements with all the estate agents and maintain close links with them so we are one of the first to know of suitable properties matching your criteria. We also search the internet for suitable properties. Details of the selected properties will be sent to you by email for your initial evaluation.
Once you have notified us of your choices we will view the properties and supply additional notes and photographs in our appraisal of each property.
It is worth remembering that estate agents work on behalf of the vendors so some of the descriptions may be ‘over stated’. We work on your behalf and take an objective view of all the properties check out with supporting comments.
Many clients like to view the properties alone, other prefer for us to view the property with them. We can accommodate either preference.
Once the property has been chosen we can negotiate on your behalf. Results have shown that in most cases our home finding services become self-funding.
Fees.
Our fees are in two parts; a Retaining Fee of £500 payable on instructions which are deducted from the Success Fee. The Success Fee is 1.5% of the purchase price or 30% of any discount negotiated with 70% of the savings going to our client.
For locating a rental property the fee is equivalent to one months rent.
